How Increasingly Dry Conditions Affect Your Home

Governments around the world are becoming increasingly worried about the effects of global warming, and many people feel that those effects are becoming quite profound in Australia. The country has always been somewhat arid but, in recent years, has been experiencing drought conditions like never before. This not only has a bearing on drinking supplies but also on the state of the ground beneath the feet. It's hardly surprising, therefore, that many homeowners are uncovering problems related to dry earth and are having to consider taking action to rectify. If you're in this position, what can you do about the settlement of your property?

Growing Issues

When the ground becomes particularly dry, this can lead to considerable movement, affecting the foundations of the building above. You may notice that doors that were once free-moving now become difficult to close, cracks start to appear in walls and floorboards start to break loose. When this happens, engineers need to be called in to have a look at the cause beneath and will then recommend one of two different approaches.

Available Options

Typically, you will have to decide to underpin or restump the property, depending on the severity of the challenge and the scale of the actual settlement. In mild cases, you may be able to get away with underpinning, which seeks to address and support individual walls within the property, although house restumping is often the only available course ahead.

Restumping Approach

To restump your house, you will need to remove the original stumps that were placed underneath the property and replace them with something more substantial. Often, these stumps will be made from timber, but they will always be replaced by something made from concrete. Usually, you will also need to inject a large amount of concrete to help stabilise the entire base of the house. This is quite a substantial project and must be done by an experienced crew to make sure that it is sustainable.

Cleaning Up

Once the restumping has been finished, the floor levels above may need to be reset and checked, before the all-clear can be given and any additional internal work be carried out. At that point, the doors should swing more easily, the floorboards can be nailed back into place and the cracks in each wall can be plastered over.
